2. He recorded one voice memo after every showing and let AI turn it into a follow-up text in his tone. His response rate went from 22% to 61%.

3. He fed his last 200 closed clients into AI and asked it to flag anyone approaching a 3-year anniversary with life-event signals by connecting it to another piece of software he uses. It found 14. He's already called nine of them. One is listing next month.
